Hanbury, in collaboration with The Runnymede Corporation, has shared the design for the 19th Street Mixed-Use Garage, a new destination in Virginia Beach's Central Beach District.

Sited between the Sports District and the ViBe Creative District, the design treats a piece of essential infrastructure as a platform for activity at one of the most visible corners in the Resort Area. The ground plane and the garage facades act as expressive extensions where public art, planned to be developed in collaboration with the ViBe Creative District, are to be integrated at the scale of the pedestrian and the scale of the building, a continuation of the district's creative identity. A large wall facing the adjacent ViBe Park will serve as a projection surface for outdoor film events. At street level, retail and restaurants line the 19th Street corridor and add to the neighborhood's walkability.

"The Garage is a catalyst for a larger conversation with the City about the future of the Central Beach District," said Alec Yuzhbabenko, Design Principal at Hanbury. "Given the visibility of the site, we addressed the City's practical need for high-density parking while treating the structure as a canvas for activity and identity at the edge of the ViBe Creative District."

The project provides approximately 1,000 new parking spaces at the corner of 19th Street and Parks Avenue, reconnecting the street grid through the site and returning the corner to pedestrians. Parks Avenue is extended through the property, opening a new at-grade connection that relieves circulation pressure on Cypress Avenue and establishes a direct route between the Convention Center Plaza and the ViBe District.

"This project reflects the kind of work Runnymede is committed to, bringing together a strong team, working closely with city leadership, and supporting a design approach that strengthens and complements the district it serves," said Garrett Berger, CEO of The Runnymede Corporation. "The 19th Street corridor has outstanding potential, and this structure was designed with that context and long-term value creation in mind. We're proud to collaborate on a building that will support the area's growth and vitality for decades to come."

The 19th Street Mixed-Use Garage builds on Hanbury's sustained work along Virginia Beach's Oceanfront, including the firm's role in Atlantic Park and the Virginia Beach Sports Center.

The project is being developed by The Runnymede Corporation for the City of Virginia Beach in partnership with the Virginia Beach Development Authority, with Kimley Horn as civil engineer and W.M. Jordan as general contractor. Construction is anticipated to begin in 2026.
